FHA limits run from $541,287 to $1,249,125 in 2026. How HUD sets them.
Updated October 24, 2026
HUD sets the maximum FHA-insured mortgage for each county. For 2026, one-unit limits range from a floor of $541,287 (was $524,225 in 2025) to a ceiling of $1,249,125 in high-cost areas.
How the county limit is calculated
The FHA limit is 115% of the county's median home price, but no lower than the floor (65% of the conforming baseline) and no higher than the ceiling (150% of it). Within a metropolitan area, every county gets the limit of the highest-cost county. 398 counties are above the floor in 2026.
What the limit means for you
- The limit applies to the base loan amount; the upfront mortgage insurance premium can be financed on top of it.
- With the minimum 3.5% down payment, the highest purchase price you can finance at the limit is about limit ÷ 0.965.
- Limits apply to FHA case numbers assigned during calendar year 2026.
