How to use the result
- Section A is the lender's own charge — the part you can negotiate or shop. If yours is "higher than most", ask the lender to match a competing Loan Estimate.
- Section D adds appraisal, credit report, title and other services. Title costs vary by state, which is why we compare within your state.
- Points lower the rate. A quote with points will look expensive in section A and cheap on the rate; compare both against a zero-point quote. See discount points.
- Same-day quotes from at least three lenders are the best comparison. Read how to read a Loan Estimate.
The comparison groups are 2025 HMDA loans for owner-occupied single-family homes, first liens, by state, purpose (purchase or rate/term refinance), loan type and six loan-size bands; groups need at least 30 loans, otherwise the national group is used. Nothing you enter leaves your browser.
